| Summary, etc. | Expropriation, eminent domain or generally takings are all resemble same power adopted by the governments to take private property in order to provide public services. There is no development activity worth mentioning without a land. No doubt that There is growing discontent regarding the use of expropriation worldwide. It is noteworthy stating that it was only in the last two decades that such dissatisfaction became generalized. Three decades ago, the dominant approaches in urban legislation, planning and social sciences broadly, saw the expropriation of land as a crucial component of any development strategy. The first alerting signs that expropriation impose high social costs became evident with development-induced displacement and resettlement DIDR, DIDR considers the focus of this research. |

| Summary, etc. | يعد نزع الملكية أداة للاستحواذ على الأراضي تعتمدها الحكومات للاستحواذ على الملكية الخاصة من أجل تقديم خدمات كمنفعة عامة. فلا يوجد نشاط تنموي يستحق الذكر دون توافر أرض. ومما لا شك فيه أن هناك جدل متزايدا بشأن استخدام نزع الملكية في جميع أنحاء العالم. ومن الجدير بالذكر أنه لم يتم تعميم هذا الاستياء إلا في العقدين الأخيرين. قبل ثلاثة عقود من الزمن، كانت التوجه السائد في التشريعات الحضرية والتخطيط والعلوم الاجتماعية على نطاق واسع تنظر إلى نزع الملكية الأراضي باعتبارها عنصرا حاسما في أي استراتيجية تنموية. بينما تعد نقل السكان من مناطقهم هى بمثابة ناقوس الخطر على أن نزع الملكية يفرض تكاليف اجتماعية مرتفعة وواضحة ، ويعتبر نزع الملكية الذى يتضمن نقل للسكان هومحور تركيزهذا البحث. |
