| Summary, etc. | تضع الدولة علي قائمة أولوياتها بالأونة الأخيرة إعادة إستغلال المواقع الهامة ذات القيمة الإقتصادية بالعديد من محافظات الجمهورية وخاصة بالقاهرة الكبري بهدف أعلنته وهو تحقيق موازنة مشتركة ما بين إعادة إستغلال المناطق ذات الفرص والتعامل مع المناطق ذات التحديات، وبناءا عليه تم إقتراح ووضع مخططات عامة وتفصيلية لعدد من مشروعات الإزالة وإعادة التنمية لعدد كبير من المناطق العمرانية القائمة ذات القيمة الإقتصادية المرتفعة الرسمية وغير الرسمية وتم ضخ إستثمارات كبيرة للبدء في تنفيذ تلك المشروعات، وتم بالفعل الإنتهاء من إزالة عدد كبير منها، وبالرجوع إلي تلك المشروعات وما تم إنجازة منها والتي تغطي المرحلة الأولي منها أكثر من 26 منطقة وتغطي حوالي 3000 فدان، فقد قوبلت بالعديد من الإنتقادات، أهمها تحكم البعد الأستثماري وإرتفاع التكلفة الإجتماعية وعدم كفاية التعويضات وعدم قدرة بعض السكان علي تحمل تكاليف المعيشة بعد التطوير وضعف تفعيل دور المشاركة المجتمعية، بجانب عدم إهتمام كثير من تلك المشروعات بتلبية الاحتياجات الفعلية وتحقيق أولويات المجتمع المستهدف بالتنمية، ومن هنا تظهر المشكلة البحثية حول مدي إستجابة مشروعات الإزالة وإعادة التنمية لمتطلبات المجتمع المحلي، وما إذا كان للمجتمع دور وتأثير علي صياغة تلك المشروعات. وبناءا عليه يهدف البحث إلي الوقوف علي درجة إستجابة مشروعات الإزالة وإعادة التنمية للمناطق المتدهورة لمتطلبات المجتمع المحلي، ودراسة مدي تأثير درجة قوة المجتمع المحلي علي مدي إستجابة تلك المشروعات لمتطلباته، وإلي أي درجة يؤثر المجتمع المحلي في صياغة عملية إعداد تلك المشروعات بالسياق المحلي، والأسباب وراء هذا التأثير. |

| Summary, etc. | Egypt has recently prioritized the economic value of various sites in Greater Cairo, encouraging Egyptian Vision 2030 to propose several high-value redevelopment projects targeting the replacement of deteriorating areas. Part of only the first phase of a large redevelopment plan, the current and proposed redevelopment projects in Greater Cairo cover over 26 areas and about 3,000 acres. These projects have been met with many criticisms, the most important of which are the high social cost, the inadequacy of compensation, the unaffordable areas, the poor and unreal community participation, and focusing on profitability. As previous literature indicates, redevelopment projects have a weak response to the local community's needs. Accordingly, this research aims to examine the extent to which the redevelopment projects respond to the local community requirements, focusing on the impact of the local community strength on this level of response. |
