The real estate market witnesses rapid changes according the unstable financial, political and even human needs and behavior.Which create the need to determine methodology which facilitate the valuation performance to determine accurate unit price and put standardize steps to achieve accurate results and follow up changes.The aim of the research is to engender confidence in the valuation process and to provide assurance to users and to obtain accurate valuation results, it was necessary to create a mathematical equation to link the most influence variables affecting real estate market in the Egyptian real estate market with the price.Valuators can use this model to define the current price in the studied areas and in the wide perspective; to help in governmental decisions
