The purpose of this thesis is to analyze and identify a new global trend that is called
“Micro-Apartment and Co-living Community” to identify if it has a Proper potential
solution for the existing shortage of affordable suitable housing units in the world. The
literature review began by introducing the concept of “Small Architecture “and its history
and origin by listing types of this approach that appear through times. In this thesis it
focusses on the “Micro-Apartments as a tiny dwelling unit that are currently being
studied, developed, or applied in several major cities all over the world and the “Co-living
Community “model implementation in the housing market. The proportion of single-
person homes and those with families with children will be equal by 2025. Given the
significant rise in one-person families over the past few decades, there is a wide gap in
the supply of housing that is reasonably priced. Major Cities have a chance to replace the
pressure on the family housing types and improve the economy by proposing a new
housing type that fits the demands of their fastest-growing generation and decreasing the
affordability gap.
Apartments with less square footage, or "Micro-apartments" are a practical way to
fill the housing shortage for single households given the rising prices of land and
construction cost. Taking the analytical approach, the research aims are to identify the
micro-apartments and co-living approach by analyzing its significant standers, necessary
requirements, and its success factor. In this research, we will present and analyze some
micro-apartment and co-living projects worldwide selected due to their different
properties, the selected projects from NY(USA), London (UK), Dubai (UAE), Tokyo
(Japan). The Methodology of the thesis based on conclude the main characteristics of
“Micro-Apartment and Co-living Community” according to the literature review and
projects analysis, its conclusion based on three level Urban planning, Architectural
zoning, and Interior design. Many requirements are identified to guarantee the success of
the implementation of these small housing typologies such as urban context, design
challenges, regulation and planning codes, and market risks and challenges. Finally, we
will take an overview of the Egyptian housing market, as well as the possibility of
applying this approach to this market with suggesting some potential areas that could be
suitable for this approach and submit a proposal of restoration an old building in
downtown Cairo (Tahrir building) as prototype for implementation of “Micro-Apartment
and Co-living Community”.
To conclude This paper finds that this typology has the potential to offer significant
benefits to a specific target segment of the community by providing affordable dwelling
units, decreasing the environmental impact of the new construction, and by offering new
options to choose from in the Egyptian housing market

الغرض من هذه الأطروحة هو تحليل وتحديد اتجاه عالمي جديد يسمى "شقة صغيرة ومجتمع مشترك" لتحديد ما إذا كان لديها حل محتمل مناسب للنقص الحالي في الوحدات السكنية المناسبة بأسعار معقولة في العالم. بدأت مراجعة الأدبيات بتقديم مفهوم "العمارة الصغيرة" وتاريخها وأصلها مع سرد أنواع هذا النهج التي تظهر عبر العصور. تركز هذه الرسالة في هذه الأطروحة على "الشقق الصغيرة كوحدة سكنية صغيرة يتم دراستها أو تطويرها أو تطبيقها حاليًا في العديد من المدن الكبرى في جميع أنحاء العالم وتنفيذ نموذج "المجتمع التعاوني" في سوق الإسكان. ستكون نسبة المنازل المكونة من شخص واحد وتلك التي لديها أسر لديها أطفال متساوية بحلول عام ٢٠٢٥.
نظرًا للارتفاع الكبير في الأسر المكونة من شخص واحد على مدى العقود القليلة الماضية، هناك فجوة واسعة في المعروض من المساكن ذات الأسعار المعقولة. لدى المدن الكبرى فرصة لاستبدال الضغط الواقع على أنواع الإسكان العائلي وتحسين الاقتصاد من خلال اقتراح نوع إسكان جديد يتناسب مع متطلبات الجيل الأسرع نموًا وتقليل فجوة القدرة على تحمل التكاليف. تعتبر الشقق ذات المساحة الأقل من المربعات أو "الشقق الصغيرة" طريقة عملية لسد النقص في المساكن للأسر المنفردة نظرًا لارتفاع أسعار الأراضي وتكلفة البناء. من خلال اتباع النهج التحليلي، يهدف البحث إلى تحديد نهج الشقق الصغيرة والعيش المشترك من خلال تحليل معاييرها الهامة والمتطلبات الضرورية وعامل نجاحها. في هذا البحث، سنقدم ونحلل بعض مشاريع الشقق الصغيرة ومشاريع العيش المشترك المختارة في جميع أنحاء العالم بسبب خصائصها المختلفة، والمشاريع المختارة من نيويورك (الولايات المتحدة الأمريكية)، لندن (المملكة المتحدة)، دبي (الإمارات العربية المتحدة)، طوكيو (اليابان). تعتمد منهجية الأطروحة على استنتاج الخصائص الرئيسية لـ "شقة صغيرة ومجتمع مشترك" وفقًا لمراجعة الأدبيات وتحليل المشاريع، واستنتاجها على أساس ثلاثة مستويات من التخطيط الحضري والتقسيم المعماري والتصميم الداخلي. تم تحديد العديد من المتطلبات لضمان نجاح تنفيذ نماذج المساكن الصغيرة هذه مثل السياق الحضري، وتحديات التصميم، وقوانين التنظيم والتخطيط، ومخاطر وتحديات السوق.
أخيرًا، سوف نلقي نظرة عامة على سوق الإسكان المصري، وكذلك إمكانية تطبيق هذا النهج على هذا السوق مع اقتراح بعض المناطق المحتملة التي يمكن أن تكون مناسبة لهذا النهج وتقديم مقترح لترميم مبنى قديم في وسط القاهرة (مبنى التحرير) كنموذج أولي لتنفيذ "الشقق الصغيرة والمجتمع المشترك". في الختام، تجد هذه الورقة أن هذا التصنيف لديه القدرة على تقديم فوائد كبيرة لشريحة مستهدفة محددة من المجتمع من خلال توفير وحدات سكنية بأسعار معقولة، وتقليل التأثير البيئي للبناء الجديد، وأيضًا من خلال تقديم خيارات جديدة للاختيار من بينها في مصر سوق الإسكان.
