The research starts with an overview of a limited number of economic theories on the land market. Later, the research analyzes some international experiences in urban regeneration projects, then analyses the variables affecting land use functional structure of the city. Finally, a causal loop diagram can be developed to explain the relation between land use and land values and all the affected variables, and then the integrated value model will be developed in this study
