| Summary, etc. | This thesis investigates the phenomenon of state-led gentrification in Egypt, examining its <br/>socio-economic, environmental, and urban impacts. Through field visits and a comparative <br/>analysis of 30 national and international case studies, including the Maspero Triangle and Sour <br/>Magra El-Oyoun area, the study highlights how modern Egyptian urban renewal projects often <br/>prioritize economic gains at the expense of original residents. Using quantitative data and <br/>statistical analysis, the research reveals that these projects typically result in lower levels of <br/>economic development and significantly reduced resident satisfaction compared to <br/>international cases. The findings also confirm that displacement is a key variable negatively <br/>affecting satisfaction, supporting the hypothesis that forced relocation undermines social and <br/>urban sustainability. Regression and correlation models show weak links between current <br/>Egyptian strategies and sustainable economic growth. Based on these results, the thesis <br/>recommends adopting inclusive planning approaches that balance economic goals with social <br/>and environmental needs, without resorting to forced displacement. |

| Summary, etc. | على مدار العقود الماضية، برز تطوير المناطق العشوائية والتجديد الحضري كموضوعات رئيسية في استراتيجيات التنمية العمرانية في مصر. وتهدف هذه المبادرات إلى تحديث المناطق غير الرسمية والمناطق غير المطورة من خلال تحسين البنية التحتية، والارتقاء بمستوى المعيشة، وتحفيز النمو الاقتصادي. ومع ذلك، تجادل هذه الرسالة بأن العديد من هذه المشروعات تندرج تحت مفهوم "الإحلال العمراني بقيادة الدولة"، وهو نهج تقود فيه الحكومة جهود تجديد حضري واسعة النطاق تُعطي الأولوية للعوائد الاقتصادية على حساب سكان المناطق الأصليين الذين غالبًا ما يتم إعادة توطينهم.<br/><br/>تتناول هذه الدراسة بالنقد والتحليل الآثار الاجتماعية والاقتصادية والعمرانية والبيئية لعمليات الإحلال العمراني بقيادة الدولة في مصر، مع التركيز على دراسات حالة مثل مثلث ماسبيرو ومنطقة سور مجرى العيون. ومن خلال الزيارات الميدانية والتفاعل المباشر مع السكان، إلى جانب تحليل مقارن واسع النطاق لدراسات حالة محلية ودولية، تهدف هذه الرسالة إلى دراسة أثر النهج المصري في التجديد الحضري في عدة جوانب، لا سيما من الناحية الاقتصادية والاجتماعية، مقارنة بالنماذج العالمية الأكثر شمولًا.<br/><br/>ويتمثل الهدف الأساسي في هذه الرسالة في أن تثبت وجود بدائل أكثر جدوى اقتصاديًا وأكثر شمولًا اجتماعيًا لتحقيق التنمية العمرانية في مصر. ومن خلال تحليل استراتيجيات التجديد الناجحة في سياقات دولية مختلفة، تستعرض الدراسة طرقًا بديلة تتجنب إعادة توطينالسكان مع تحقيق تنمية حضرية مستدامة ونمو اقتصادي فعّال.<br/><br/>وقد كشفت النتائج أن التجارب المصرية الحديثة غالبًا ما تحقق أداءً أضعف مقارنةً بالتجارب الدولية عبر جميع الأبعاد الرئيسية: الاجتماعية، والعمرانية، والبيئية، وبالأخص الاقتصادية. وُجد أن المتغيرات المتعلقة بإعادة التوطين مرتبطة بقوة وبشكل سلبي بكل من التنمية الاقتصادية ورضا السكان. في المقابل، ارتبطت عوامل مثل المشاركة المجتمعية، وجودة الحياة، وسهولة الوصول إلى الخدمات بنتائج أفضل، خاصةً من حيث رضا السكان.<br/><br/>وبناءً على هذه النتائج، توصي الرسالة بالتحول نحو استراتيجيات تنمية أكثر شمولًا تُعطي الأولوية لمشاركة المجتمع، وتُعيد تعريف مفهوم النجاح ليتجاوز المؤشرات الاقتصادية فقط. كما تدعو إلى إعادة صياغة عملية التخطيط العمراني في مصر لتشمل الأبعاد الاجتماعية والبيئية كأهداف رئيسية وليست ثانوية.<br/>واختتامًا، تُسهم هذه الرسالة في مجال دراسات العمران من خلال تقديم تحليل نقدي لظاهرة الإحلال العمراني بقيادة الدولة في مصر، وطرح حلول عملية لتحقيق تنمية حضرية أكثر شمولًا واستدامة |
