Purpose: This study investigates how knowledge management <br/>practices influence organizational performance in the Egyptian real <br/>estate development sector. It places special emphasis on the mediating <br/>role of operational strategy in improving the impact of knowledge <br/>management through facing persistent challenges related to its <br/>successful integration into the real estate industry. <br/><br/>Originality: The research hopefully provides a new empirical <br/>investigation of the strategic role of knowledge management in real <br/>estate an underexplored, project-centric sector within a developing <br/>economy. It introduces operational strategy as a mediator that explains <br/>the relationship between knowledge management and organizational <br/>performance, addressing important theoretical gaps and presenting an <br/>integrative model that aligns knowledge processes with operational <br/>execution. <br/><br/>Methodology: A quantitative methodology was employed using <br/>structured survey data collected from 191 real estate development <br/>organizations in Egypt. The data analysis was conducted using <br/>Structural Equation Modelling (SEM) through SmartPLS software. <br/>Measurement scales' validity and reliability were assessed using <br/>Cronbach’s Alpha, Average Variance Extracted (AVE), Fornell-<br/>Larcker criterion, and Variance Inflation Factor (VIF) to evaluate <br/>multicollinearity. <br/>Findings: The study reinforces the proposition that knowledge <br/>management is not a standalone driver of performance but exerts its <br/>influence through alignment with operational dimensions. The results <br/>affirm that operational strategy acts as a bridge between knowledge <br/>practices and performance outcomes, especially in complex, project-<br/>based environments. <br/>Knowledge management positively influenced all dimensions of <br/>operational strategy, cost, quality, delivery, and flexibility, and directly <br/>enhanced organizational performance. Among the operational strategy <br/>dimensions, quality and flexibility significantly contributed to <br/>organizational performance. Furthermore, operational strategy <br/>dimensions of quality and flexibility partially mediated the relationship <br/>between knowledge management and organizational performance. The <br/>proposed model effectively explained a substantial portion of the <br/>variance in organizational performance. <br/>Theoretical Implications: This study contributes to KM theory by <br/>demonstrating the role of operational strategy as a functional enabler <br/>that channels the effects of knowledge practices into measurable <br/>performance gains. It extends prior models by contextualizing KM <br/>within a project-based, emerging market framework, offering insights <br/>into sector-specific dynamics. <br/>Practical Implications: For industry leaders and policymakers, the <br/>findings emphasize the importance of strategically embedding KM into <br/>operational processes. Key recommendations include developing a <br/>knowledge-sharing culture through targeted training and leveraging <br/>digital infrastructure to enhance knowledge flow, thereby improving <br/>innovation, project outcomes, and competitive sustainability. |

تهدف هذه الدراسة إلى تحليل أثر ممارسات إدارة المعرفة على أداء منظمات التطوير العقاري في مصر، مع التركيز على الدور الوسيط لاستراتيجية العمليات. تسعى الدراسة إلى سد الفجوة بين النظريات الأكاديمية والتطبيقات العملية لإدارة المعرفة، من خلال استكشاف مدى تكامل المعرفة في سير العمل، وتوظيف المعرفة الضمنية، وتحسين آليات مشاركة المعرفة في قطاع يعتمد بشكل كبير على المشاريع مثل العقارات.<br/>اعتمدت الدراسة على منهج كمي باستخدام استبيان موزع على 191 منظمة عاملة في قطاع التطوير العقاري، وتم تحليل البيانات باستخدام نمذجة المعادلات الهيكلية(SEM).<br/>وأظهرت النتائج أن ممارسات إدارة المعرفة تؤثر إيجابيًا بشكل مباشر على أبعاد استراتيجية العمليات (التكلفة، الجودة، التسليم، المرونة) وعلى الأداء التنظيمي، كما أن بُعدي الجودة والمرونة يتوسطان جزئيًا العلاقة بين إدارة المعرفة والأداء.<br/>توصلت الدراسة إلى أن تكامل إدارة المعرفة مع استراتيجية العمليات يُسهم في تعزيز الابتكار، وتحسين تخصيص الموارد، ورفع كفاءة المشاريع، مما ينعكس على إنتاجية وربحية المنظمات. وتوصي الدراسة بضرورة تعزيز ثقافة مشاركة المعرفة، والاستثمار في تدريب الموارد البشرية وتطوير الأدوات الرقمية، لتسريع التحول المعرفي وتحقيق أداء تنظيمي مستدام في قطاع العقارات المصري. |
