N2  - يتناول البحث ضرورة تفعيل وتعظيم دور مشروعات التنمية السياحية المتكاملة بالمناطق السياحية بساحل إقليم البحر الأحمر، وذلك في ضوء ضعف الأنماط الأخرى للمشروعات السياحية المحدودة التنمية والمحدودة العائد، على الرغم من توافر المقومات الطبيعية والموارد البيئية ذات الميزات النسبية والتنافسية العالية، فمشروعات التنمية السياحية المتكاملة بالمناطق الساحلية تعتبر بمثابة بؤرة تنموية إقليمية شاملة تقود عملية التنمية بالمنطقة الساحلية النائية والتي بدورها تقوم بتحقيق عدد من الأهداف القومية تتمثل أهمها في توفير فرص عمل، الحد من المركزية من خلال فتح آفاق عمرانية سياحية بمناطق الأطراف، عملية ضخ مستمرة للعملة الصعبة للدولة منذ تخصيص الأرض لإقامة مشروع تطوير عقاري سياحي وحتى ما بعد تشغيل المشروع، فيضفي البحث إطارا منهجيا لإدراج وتفعيل دور مشروعات التنمية السياحية المتكاملة القائمة على فكر التطوير العقاري لتحقيق الاستدامة السياحية بكامل محاورها.
تبلور البحث في عدة محاور رئيسية، يناقش أولها فكر التطوير العقاري من المنظور الأشمل ثم تحليل تطور العلاقة بين الفكر وبين عملية التنمية السياحية، ويأتي المحور الثان ليفصل أهمية التطوير العقاري السياحي بالنسبة لأبعاد التنمية السياحية المستدامة، مع عرض لجهود ومحاولات التنمية السياحية في العقود الأخيرة، ويوضح المحور الثالث إلى أي مدى يتم تطبيق فكر التطوير العقاري السياحي بمشروعات التنمية السياحية في مصر من خلال تحليل لمؤشرات الأوضاع الراهنة بمناطق التنمية السياحية المختلفة استنادا على أحدث البيانات الخاصة بالمشروعات السياحية الراهنة، وفي المحور الرابع تحليل تفصيلي لفكر مشروعات التنمية السياحية بالحالات العالمية المختلفة لأقاليم ساحلية متنوعة بالتوازي مع اجراء دراسة نوعية مع نخبة كبار المطورين العقاريين السياحيين بالتوازي مع تنفيذ دراسة كمية تمثلت في استبيان ميداني لاستطلاع أراء خبراء ومتخصصي التنمية السياحية (أكاديميين/ تنفيذيين بالقطاع الحكومي/ خبراء من القطاع الخاص)، وانتهي المحور بمجموعة من المتطلبات اللازم توافرها لتفعيل فكر مشروعات التنمية السياحية المتكاملة ومجموعة من المعايير والعناصر الحاكمة لتلك المشروعات، والتي ساهمت بدورها في صياغة المحور الخامس الذي يجسد الإطار المنهجي الذي يقترحه الباحث استنادا على تحليل ومخرجات المحاور السابقة والذي ينعكس بدوره على تحقيق الاستدامة السياحية بإقليم البحر الأحمر.
وتوصل البحث إلى تحقيق الإضافات العلمية اللازمة التي تحقق الوصول إلى التنمية السياحية المستدامة بالشريط الساحلي لإقليم البحر الأحمر، وذلك من خلال إطار منهجي تفصيلي شامل، يمكن تطبيقه في صورة مشروعات تنمية سياحية متكاملة على أرض الواقع لتترجم الأهداف والرؤى القومية، حيث يستند هذا الاطار المنهجي على تكامل كلا من رؤى وتوصيات المستويات الأعلى من الجهات التنفيذية بالدولة ورؤى المستويات المحلية ذات العلاقة المباشرة بالأسواق السياحية، وبالتالي يأخذ الاطار المنهجي في عين الاعتبار كافة المحاور الخاصة باستدامة قطاع السياحة.

; The research deals with the necessity of activating and maximizing the role of integrated tourism development projects in the tourist areas on the coast of the Red Sea region, in light of the weakness of other types of tourism projects with limited development and limited returns, despite the availability of natural ingredients and environmental resources with comparative and highly competitive advantages. Integrated tourism development projects in coastal areas It is considered as a comprehensive regional development focus that leads the development process in the remote coastal region, which in turn achieves a number of national goals, the most important of which is providing job opportunities, reducing centralization by opening up urban tourism horizons in the periphery areas, a continuous injection of hard currency into the state since the allocation of land to establish a project Tourism real estate development, even after the operation of the project, the research provides a systematic framework for the inclusion and activation of the role of integrated tourism development projects based on the idea of real estate development to achieve tourism sustainability in all its axes.
The research crystallized in several main axes, the first of which discusses the thought of real estate development from a broader perspective, then analyzes the development of the relationship between thought and the tourism development process, and the second axis comes to separate the importance of tourism real estate development in relation to the dimensions of sustainable tourism development, with a presentation of the efforts and attempts of tourism development in recent decades, The third axis shows the extent to which the idea of tourist real estate development is applied to tourism development projects in Egypt through an analysis of indicators of the current situation in the various tourism development areas based on the latest data on current tourism projects. In the fourth axis, a detailed analysis of the idea of tourism development projects in the different global cases of coastal regions Diverse, in parallel with conducting a qualitative study with the elite of the major tourism real estate developers, in parallel with the implementation of a quantitative study represented in a field questionnaire to solicit the opinions of experts and specialists in tourism development (academics / executives in the government sector / experts from the private sector). Integrated tourism development and a set of criteria and elements governing those projects, which in turn contributed to the formulation of the fifth axis, which embodies the methodological framework proposed by the researcher based on the analysis and outputs of the previous axes, which in turn is reflected in the achievement of tourism sustainability in the Red Sea region.
The research reached the achievement of the necessary scientific additions that achieve access to sustainable tourism development in the coastal strip of the Red Sea region, through a comprehensive detailed methodological framework, which can be applied in the form of integrated tourism development projects on the ground to translate national goals and visions, as this methodological framework is based on Integration of both the visions and recommendations of the higher levels of the executive authorities in the country and the visions of the local levels that are directly related to the tourism markets, and thus the methodological framework takes into account all aspects related to the sustainability of the tourism sector.
