تحتل قضية زيادة تكلفة بعض المشاريع خلال مرحله التنفيذ أهمية كبيرة فى كلتا المجالين الأستثمار العقارى والمقاولات والتى تعتبر من أكبر عوامل نجاح المشروع وهو ما إستدع العمل على هذه الدراسه حيث البحث عن المسببات والعوامل التى تحقق كلا من جودة التنفيذ طبقا للوقت المحدد مع التحكم فى التكلفة، وتلعب التكلفة جزءا هاما فى كافة مراحل المشروع بدايه من مرحله التصميم مرورا بمرحله الطرح واختيار أساليب التنفيذ ونوعيه التعاقد انتهاء بمرحله التنفيذ. وتتناول الدراسة تحليل مشكلة زيادة تكلفة المشاريع خلال مرحله التنفيذ للوصول بالبحث للعوامل المؤثرة على التكلفة. The increase in cost during the various stages of construction projects affects the continuity of the work or stops it completely for long periods, during which another increase in prices may occur that is reflected in the inflated cost of project implementation, which hinders its production. Therefore, attention should be paid to studying the various factors affecting the cost during the (implementation stage) in particular. Among these factors is (The value of money, quality, work priorities, Time considerations, the nature of the project, the choice of the architect design, the function of the building, the nature of the site and the method of contracting).
The issue of the delay occurred during the construction phase of some projects and the increase in the actual cost of what was planned in advance is considered one of the most important problems facing the implementation of projects that make investors refrain from setting up their money. New projects as a natural result of the disruption of some investments placed in the existing projects in addition to the inflation of loan interests and the delay in starting the project and achieving the expected return. from the above, it becomes clear the importance of the need to study the dimensions of the problem of increasing the cost of project implementation and its various aspects and to know the different reasons that led to it during the different stages of the project.
The issue of increasing the cost of some projects during the implementation phase occupies great importance in both real estate investment and contracting fields, which is one of the biggest factors for the success of the project, which led to work on this study, where the search for causes and factors that achieve both the quality of implementation according to the specified time with control over Cost This research is concerned with studying the factors that control the cost. And the cost of projects during their life stages and the elements governing these factors to bring the project to the best possible level while reducing the cost. And the cost plays an important part in all phases of the project, starting from the design phase, passing through the tendering phase, choosing the methods of construction, the type of contract, and ending with the implementation phase. The study deals with analyzing the problem of increasing the cost of projects during the implementation phase to reach by research the factors affecting the cost, develop solutions and proposals to control them through a set of pillars, formulate a set of considerations and criteria, and then come up with results and recommendations for use in improving the performance of projects in terms of cost
